AE Finance Solutions has over a decade of industry knowledge helping Australians with their home lending needs, having built his career across two of the country's Big Four banks. He began his career with the Commonwealth Bank of Australia (CBA), starting in personal loans before progressing into home lending.
He later joined National Australia Bank (NAB) as a Home Loan Credit Assessor, supporting bankers and brokers, before transitioning into branch lending and then a Mobile Lender role. In these positions, Abel worked directly with clients, gaining extensive hands-on experience delivering tailored lending solutions.
In 2020, Abel commenced as a self-employed mortgage broker, providing clients with lending options aligned to their individual goals. He launched AE Finance Solutions in 2024 and continues to support clients with clear guidance, honest advice, and a strong commitment to making the lending process as seamless as possible. Why language matters in a home loan conversation
Home loans carry vocabulary that does not translate cleanly. Offset accounts, LVR, serviceability buffers, comparison rates, lenders mortgage insurance, redraw versus loan top up. Plenty of borrowers sign paperwork they only half understand, because asking a fifth clarifying question in English felt uncomfortable.

Can I get an Australian home loan on a temporary visa?
Yes. Temporary visa holders can access Australian home loans, but the lender pool is narrower and deposit requirements are usually higher than for citizens and permanent residents.
This is one of the areas where comparing across 60+ lenders changes the outcome most, because policy on visa subclasses varies substantially from one lender to the next.
Your visa determines which lenders will consider you
Some lenders assess a broad range of temporary visa subclasses, others restrict to a short approved list, and a few decline temporary residents outright. The same applicant, with the same income and the same deposit, can be approved by one lender and declined by another purely on visa policy.
We identify the lenders whose policy fits your visa before anything is submitted, so you are not collecting declines on your credit file while you work it out.
Deposit expectations for visa holders
Temporary visa holders should generally expect to contribute a larger deposit than a citizen or permanent resident would for the same purchase. Lenders mortgage insurance treatment also differs. We confirm the specific deposit requirement with the lender before you sign a contract, so your position is settled rather than assumed.
FIRB approval
If you are a temporary resident, you may need Foreign Investment Review Board approval before you can buy Australian residential property. This is administered through the Australian Taxation Office and sits separately from your finance approval. We flag the requirement early so it does not derail your contract timeline, and we work alongside your conveyancer on the sequencing.
Moving from a temporary visa to permanent residency
If your permanent residency is close, it is usually worth modelling both scenarios before you commit. Waiting can open a wider lender panel, a smaller deposit requirement and sharper pricing. Buying now can still be the right call if the property is right and the timing is not flexible. We run both sets of numbers so it becomes a decision rather than a guess.

What first home buyer help is available in Australia?
Eligibility for the federal and state first home buyer schemes depends on your residency status and your buying history, not your background.
If you are an Australian citizen or permanent resident buying your first home, you have access to the same schemes as anybody else. Grants and stamp duty concessions vary by state, so the rules that apply depend on where you are buying. Here is what to ask us about.
Low deposit options
Many buyers assume they need a 20% deposit. A 20% deposit helps you avoid Lenders Mortgage Insurance, but many lenders allow smaller deposits, sometimes as low as 5%, depending on your situation.
There are also federal guarantee schemes and state grants and stamp duty concessions that can reduce what you need upfront. We will confirm exactly which ones apply in your state before you start looking.
Family gifted deposits and guarantors
Many families fund a first home deposit with a contribution from parents or relatives. Lenders treat a gift and a loan very differently, and most will want a signed statement confirming the money is a non repayable gift.
A parent can also act as guarantor using equity in their own property, which can remove the need for LMI entirely. Both structures are common and both need to be set up correctly from the outset, because unwinding them later is difficult.
Money transferred from overseas
If part of your deposit has come from overseas, lenders will want a clear paper trail showing where it came from and when it landed. Gaps in that trail are one of the most common reasons a straightforward application gets delayed. We will tell you exactly what documentation the lender needs, and why, so nothing gets sent back.

Borrowing capacity depends on your income, your expenses, your existing debts, your credit history, and which lender's assessment criteria is applied to your file. Can self-employed and small business owners get a home loan?
Yes, and this is one of our specialities. Many of our clients run their own business: tradespeople, cleaning and construction contractors, hospitality and retail owners, transport and rideshare operators, aged care and disability support workers.
These income types do not always fit neatly into standard bank assessment models. Abel spent years inside CBA and NAB assessing exactly these applications, so we know how the decision actually gets made.
How lenders assess self-employed income
A salaried borrower submits two payslips and a recent tax return, and most lenders are satisfied. A self-employed borrower faces a deeper assessment: typically two years of personal and business tax returns, business financial statements, and evidence that the income is stable and projectable forward.
Different lenders apply meaningfully different rules to the same set of financials, and some treat self-employed income considerably more favourably than others.

Low doc loans as an alternative pathway
If you have been self-employed for less than two full years, or your tax returns do not represent your current trading position, which is common in a growing business, a low doc loan may suit better. Low doc lending accepts alternative income evidence such as BAS statements, an accountant's declaration or business bank statements in place of full tax returns. Genuine low doc products are offered by a relatively small number of lenders, and pricing varies meaningfully between them.
Variable income and multiple income streams
We regularly work with borrowers on shift work, casual and contract income, rideshare and delivery earnings, and households running two or three income sources at once.
The right outcome usually comes down to choosing the lender whose serviceability methodology favours your particular income mix, which only matters if you are comparing across enough lenders to have a real choice.
Past credit issues
An old default, judgement or credit impairment does not automatically rule you out. Specialist and non bank lenders on our panel assess past credit events case by case, taking into account the age of the event, the amount, and the underlying reason. Options often exist that the major banks would decline outright.
